Standard Operating Procedures

       The Great State of New York, Kathy Hochul, Governor, now requires that we clearly post Standard Operating Procedures for buyers before they seek information from us. They want us to address three things in particular: Identify who you are,  Identify if you signed with us as your Exclusive Agent,  Submit your Pre-Approval letter if you are a home buyer.

       So, since the State seems to want it done this way do not not attempt to seek information from us until the following are addressed. If you contact us, we must assume you have read this.

1) For our records and in case we have occasion to contact you later, please give us at least your email address. Your name and phone number are also very much appreciated. I do better getting names when I see them in writing, so consider that; I don't want to call you Francis if your name is Frances, that sort of thing. We will NOT be photocopying your licenses.

2) Though we offer the service, we do not require our buyers to be exclusively tied to us. We want to earn your trust and your loyalty first. However, if you did sign with another firm, they should be the one calling us.  If you call us first, then we consider you one of our valued customers. And will expect in that case that you will directly pay your Exclusive Agent, if you should have one. Rest assured: we gladly cooperate with any reputable agent.

3) We do not require Pre-Approval letters before we begin to serve you, but we hope that you will take it the right way if we ask our own questions in an attempt to guide you to a property that you can afford, one you can get financed if needed, and one that you can be successful and happy with into the future.
