#1197 Western Montgomery County - NEW LISTING  If you want fruits and nuts, you should be calling us right away as something like this is not available in any given period of years. Read on. 2 homes, barns, and the world at your footstep. The main home is 7 years old and has an open floor plan for the kitchen/dining area/living room. There are 3 bedrooms, 2 full baths, plus a separate laundry. Front deck for the view + back patio. Some furnishings can be made available (2 beds, 2 dressers, sofa, island chairs, some end tables). The basement is full, dry, insulated, and high-ceilinged. It could easily be made into additional living space if the 1320 sq. ft. upstairs is not enough. Heat is from a oil hot air Lennox furnace. Water is from a spring. We will add a UV system so no one has to worry. I’m not kidding about the views: you can see across the entire Mohawk Valley into the Southern Adirondacks from here.

The milk house is 17x18’ and has a 400 g bulk tank, room for another or even a third one in a lower clean area. The pipeline is there though not complete. However, the barn cleaner appears to be fully workable.

Just a few feet away is the original hip roof barn. It has additions on both sides and measures roughly 45x100’ with a 20x20’ hip roof section extending beyond. Inside are stalls for heifers and other livestock, one very large room and several smaller ones. The loft goes the entire length and has a both a mow conveyor and a skeleton elevator feeding it. Just up the road and nearly hidden by giant yews is the original home. Built in 1849, it was recently stripped to the studs for a renovation that never happened and is in very poor shape as it now stands, not habitable in any sense of the word. 1870 sq. ft., with a newer roof over most of it. It is saltbox style and stands in a very shaded yard and is serviced by a 265’ drilled well.




A word on the condition: this was built by a professional handyman and used for his residence until his recent demise. At the end, the housekeeping became minimal, perhaps non-existent. There are furnishings, personal materials, building supplies, tools, snowblowers, firewood - a great variety of “stuff” is there. Much will be of use. You get it all; it is being sold “as is”.
Taxes on it all are between $7-8000 with none of the usual deductions (other than ag assessment) taken. The owners reside elsewhere. This property is only 30 minutes from Albany and should get lots of good people excited. Especially with those views and the quiet you enjoy here!
