#1199 Western Montgomery County
Historic brick Erie Canal lock-keeper’s home adjoins the Mohawk River and is utterly private, located .4 miles down a seasonal dead end road, yet it’s only 1/2 mile to town. There are 17.5 surveyed acres + about 4 acres of State-owned land that has been perpetually used, rent-free. Any car that you see is either coming to visit or is hopelessly lost. There are 17.5 surveyed acres + about 4 acres of State-owned land that has been perpetually used by the owners of the property, rent-free. The path of the old Erie Canal once went through the road in and remnants of this are evidenced by huge limestone blocks found in the front lawn. The home has a open floor plan on the first floor with a large brick-lined country kitchen and a huge interior window to the dining room, which in turn opens to the living room. There is a bath on each floor with 3 bedrooms upstairs. Included are a wood cookstove, gas range, 2 refrigerators, 3 freezers, a washer and a drier. It has 2576 square feet of living space and a hidden walk-up attic. There are 2 drilled wells; the new one is 200’ deep and has a modest amount of sulfur while the old one, used in summers, has pure sweet water and is only 60’ deep. The home was extensively remodeled 13 years ago, and more has been done since: new electric, plumbing, heat (propane wall units), insulation (high R value blown-in foam), steel studs, sheetrock, roof (main home), windows, hot water, leachfield, well… Workmanship and aesthetics are top-notch. But the job is not quite complete: most rooms need permanent flooring, and trim. The master bath is functional but not finished, and a minor amount of sheetrock needs finishing… There are some issues in the addition to the home where one foundation corner and one wall have issues. Also, that section deserves a new roof. Let me explain more about the immediate area. You have frontage on the Mohawk River, along with dock rights. You almost never see this… almost anywhere. But it is completely legal here. State land surrounds you and you adjoin the Erie Canal Bike Path (masked by foliage on their lilacs). Past the property the road is gated and ending at a historic lock, built of local limestone, fitted without cement, an architectural marvel. The State maintains the road all the way, but does not plow it. You have the State’s blessing to use their open land as your own, as did the previous owner, a local dairyman. No rent, no lease, just use and enjoy it. Very low taxes and a very fair price of $317000 will make this high on many people’s “see right away” list. Please be aware that the back entrance and the downstairs bath are being rebuilt It'll be great when they are finished. Only not today. Soon. This is operated as commercial garden and there is extensive infrastructures: 3 frost-free hydrants, a 14x100’ hoop house, a commercial cooler that sits in a germination room/plant nursery attached to another greenhouse (14x32’), a tool shed, another hoop house, facilities for pastured hogs, 5 strand high tensile pasture fencing. This is all included in the price. It is run as a subscription CSA, producing a huge variety of veggies (Peas, Beets, Kohlrabi, Spinach, Lettuce, Arugula, Scallions, Garlic Scapes, Turnips, Radishes, Braising Greens, Baby Bok Choi, Cherry Tomatoes, Beefsteak Tomatoes, Cucumbers, Sweet Peppers, Hot Peppers, Corn, Broccoli, Zucchini, Carrots, Green Beans, Lettuce, Tomatillos, Ground Cherries, Braising Greens, Potatoes, Onions, Carrots, Celery, Winter Squash, Broccoli, Cauliflower, Pumpkins, Celeriac, Fennel, Spinach, and Braising Greens, Parsley, Cilantro, Basil, Sage, Dill, Tarragon, Thyme, Rosemary, Lovage, chervil, Cress, or leaf fennel). Additionally, they offer pork products and some dairy produced by like-minded neighbors. Here’s how they describe their practices: “Beyond “organics;” we believe in producing food that is not only healthy for us but the environment as well. We focus on sustainability, biological diversity and supporting the land for future generations. Pest management is done by encouraging beneficial insects, plant rotation, and inter-planting crops for predator intervention. Crop selection is based on climate compatibility and taste. Whenever possible we try and plant heritage and heirloom varietals. We only use organic pesticides as last resorts. Our animals are humanely raised on pasture and only treated with antibiotics or medication as a life saving intervention. We stay small on purpose. Quality is important and staying small allows us to notice the details.” We have 57 acres adjoining this for sale as well (different owner). It is about equally divided between former tillable fields and woods. It lies at the end of a paved dead end road and has 310’ frontage there. There is an old gravel bank with 400 cubic yards of good gravel remaining, though 150 yards of it would be used constructing a good road to get it to the pavement. This has a stream, good views and has very long frontage on the Erie Canal bike path and also the Thruway. Taxes are around $800 (cheap) and the owner asks $2300/acre, to be determined by a survey yet to be made. |
#1202 Western Montgomery County - Low New Price: $250000
13 acre farm, all open land. There are fine southern views across the valley, and there is well over 1/4 mile of road frontage on two roads. A tiny stream flows through the pasture. By the buildings are a dug well and two drilled wells, one of which taps into an aquifer with water suitable for bottling. The farm is registered with the USDA and is eligible to participate in their programs and grants. I do not believe anything has been done with USDA that would encumber it. There is also a trailer pad with a septic. The home is 2188ft2, 2 centuries old, and was the subject of an extensive remodeling 10-15 years ago. As the owner’s plans changed, the remodeling was never completely finished. But it is perfectly livable as it is. Floors were leveled and walls were studded to 6” thick. Nearly everything was sheet rocked and super well insulated, with new windows and doors. A very large wrap-around deck was built, some new floors installed (Southern Yellow Pine planks - very attractive), and there is a new stairway and rails. And a completely new bath installed (the shower was plumbed but not finished). Not to worry, there is a full bath downstairs. The home was largely re-plumbed and re-wired with a new entrance and a new hot air furnace. And the old roof and siding were replaced with enameled steel and vinyl, respectively. It has an eat-in kitchen with tons of cabinet space, oven, cooktop, refrigerator and dishwasher. The floor here needs to be re-covered. The living room is large, divided. The small section of it never had the floor surface finished. Upstairs, each of the 4 bedrooms has a cathedral ceiling. Three are nearly completed and the 4th needs additional work. The old part of the dairy barn was removed, but the foundation was left intact. The one story section of it stands. It is 36x50’, clear-span, insulated and heated with a coal furnace. It has an open front so would be easy to add on to if it were not large enough for your needs. A large silo room is off to the side. There are 2 Harvestore silos (20x60’ and 20x32’) and a 20x60’ concrete silo. There is also a 30x42 machinery shed with electric. At the edge of the nearest field is the frame for a hoop house, 30x100’ with15’ center height. Taxes are just $5859, but that’s includes additional land the owner could retain. They could be lowered considerably as the owner failed to let the authorities know he’d removed the dairy barn, so it still appears on the rolls. The price is $250000: they’d like to hear offers. With 25% or more down the owner can hold terms at 4%, for up to 7 years. Available by separate treaty are the following: Ford/NH TC35 4WD tractor with loader (800 hrs), bush hog, finish mower, lawnmowers, pressure washer, 2 bottom plows, small disc harrow, posthole digger, rake, produce planter, rototiller… If you want more land, the entire parcel is 53 acres and includes some woods and a creek as well as cropland. The owner would be willing to let it all go for the right price. |

#1179 - Eastern Montgomery County. SOLD
~Views + Quiet ~New Home ~Nr. Capital District ~$225000 2 homes, barns, and the world at your footstep. The main home is 7 years old and has an open floor plan for the kitchen/dining area/living room. There are 3 bedrooms, 2 full baths, plus a separate laundry. Front deck for the view + back patio. Some furnishings can be made available (2 beds, 2 dressers, sofa, island chairs, some end tables). The basement is full, dry, insulated, and high-ceilinged. It could easily be made into additional living space if the 1320 sq. ft. upstairs is not enough. Heat is from a oil hot air Lennox furnace. Water is from a spring. We will add a UV system so no one has to worry. I’m not kidding about the views: you can see across the entire Mohawk Valley into the Southern Adirondacks from here. On this side of the road there are about 24 acres, nearly all open land, nearly all of which can be cropped or pastured. Across the road are nearly 70 acres more. Of this other land, 43 are tillable, all in hay now. The remainder of these are heavily wooded, surrounding 2 creeks. Very pretty. Some of the fields enjoy the same or similar view that the home lot has. 92.7 acres total. Since it is on both sides of the road, there are 3250’ of road frontage, lots. The road has almost no traffic - I was just there for 2 hours and saw one car pass. Yes, it’s paved. On the same side as the home is a single story dairy barn, 36x80’, with 32 stanchions. If you want to milk, do yourself a favor - remove them and replace with ties. The milk house is 17x18’ and has a 400 g bulk tank, room for another or even a third one in a lower clean area. The pipeline is there though not complete. However, the barn cleaner appears to be fully workable. Just a few feet away is the original hip roof barn. It has additions on both sides and measures roughly 45x100’ with a 20x20’ hip roof section extending beyond. Inside are stalls for heifers and other livestock, one very large room and several smaller ones. The loft goes the entire length and has a both a mow conveyor and a skeleton elevator feeding it. Although you can easily find things to do, basically this is in good shape. A 14x40’ cement silo is next to it. Just up the road and nearly hidden by giant yews is the original home. Built in 1849, it was recently stripped to the studs for a renovation that never happened and is in very poor shape as it now stands, not habitable in any sense of the word. 1870 sq. ft., with a newer roof over most of it. It is saltbox style and stands in a very shaded yard and is serviced by a 265’ drilled well. |
A word on the condition: this was built by a professional handyman and used for his residence until his recent demise. At the end, the housekeeping became minimal, perhaps non-existent. There are furnishings, personal materials, building supplies, tools, snowblowers, firewood - a great variety of “stuff” is there. Much will be of use. You get it all; it is being sold “as is”.
Taxes on it all are between $7-8000 with none of the usual deductions (other than ag assessment) taken. The owners reside elsewhere. This property is only 30 minutes from Albany and should get lots of good people excited. Especially with those views and the quiet you enjoy here!
